20 questions to ask your custom builder before you sign a contract
We have a motto at Forest to Coast Homes that no question is a silly question. As a builder there are so many things that we want to communicate openly with you about throughout the entire initial enquiry, pre-construction and construction process. The reality is though, we will inevitably miss things because we're human too.
Your questions are great conversation starters that help jog our memory and also avoid assumptions on both parts, so just know that your questions are always welcome!
Whether you're interested in working with us or another builder, we recommend that you do your due diligence and have a list of questions ready to ask. Here's some suggestions:
Credentials and experience
- Are you the licensed builder, and can you provide your registration number?
- How many projects have you completed?
- How do you communicate progress and updates throughout the entire project?
Design process
- How does your design/pre-construction process work?
- How long do you anticipate that it will take to get to build contract?
- What are you responsible for, versus the building designer?
- Who will assist with council design approvals?
- What other fees should I be aware of during the pre-construction process?
Contracts
- Which building contract do you use?

- Is there a draft contract that I could look at so I have time to wrap my head around it?
- What potential extras should I budget for?
- How do you handle variations or unforeseen costs?
- What is the payment schedule and deposit requirement?
- Will you chat through the contract with me before we sign?
- Will you want me to finalise my selections before we enter a contract?
Construction
- How will you keep me updated?
- How often can I visit on site?
